1. Parties

This Agreement is entered into between Coastal Photo Studio (“Studio”) and the Renter booking use of the studio space.

2. Studio Use & Scope

The Studio grants the Renter limited, temporary access to the studio space for creative use, including but not limited to:

• Photography sessions

• Creative projects

• Small workshops or meetings

The rental does not include photography services, assistants, models, styling, or equipment unless explicitly stated in writing.

3. Occupancy Limits

• The studio has a maximum occupancy of twelve (12) people at any time, including the Renter, assistants, collaborators, clients, and any guests.

• Exceeding this limit may result in immediate termination of the rental without refund.

4. Booking, Payment & Cancellation

• Rental fees are required in full to reserve the studio.

• Rentals are non-refundable.

Rescheduling Policy

• Rental fees may be applied as a credit toward a future booking if cancellation is made at least 48 hours in advance.

• Credits must be used within 90 days of the original booking date.

• No-shows or same-day cancellations forfeit all fees.

5. Studio Condition & Care

The Renter agrees to:

• Leave the studio in the same condition as found

• Clean up all props, trash, and personal items

• Return furniture and equipment to their original locations

Additional cleaning, damage, or excessive mess may result in additional fees.

6. Pre-Approval Required Activities

The following activities require written pre-approval from Coastal Photo Studio:

• Cake smashes or food-based sessions

• Glitter, confetti, feathers, powders, sand, paint, or similar materials

• Smoke, fog, haze, candles, or open flame

• Any activity that may cause excessive mess, damage, or staining

Unauthorized activities may result in immediate termination of the session and additional cleaning or damage fees.

7. Prohibited Activities

The following are not permitted in the studio:

• Illegal activities

• Alteration of walls, floors, ceilings, or fixtures

• Use of nails, screws, adhesives, or mounting hardware

• Pets without prior approval

• Alcohol or controlled substances without written consent

8. Insurance & Liability

• Coastal Photo Studio is not responsible for injury, loss, or damage to persons or property during the rental period.

• The Renter assumes full responsibility for all participants and guests.

This section is informed by standard limitation and indemnification practices used in professional service agreements. 

9. Indemnification

The Renter agrees to indemnify and hold harmless Coastal Photo Studio, its owners, employees, and representatives from any claims, damages, losses, or expenses arising from the Renter’s use of the space.

This clause is adapted from professionally drafted service agreements for event and creative services. 

10. Force Majeure

The Studio shall not be liable for failure to perform due to circumstances beyond its control, including but not limited to natural disasters, emergencies, power outages, or government action. In such cases, the Studio will work with the Renter to reschedule when possible. 

11. Governing Law & Venue

This Agreement shall be governed by the laws of the State of Oregon. Any legal action arising from this Agreement shall be brought in Coos County, Oregon. 

12. Entire Agreement

This Agreement constitutes the entire understanding between the parties regarding studio rental and supersedes all prior discussions or agreements. Any amendments must be made in writing and agreed to by both parties. 

13. Agreement & Signature

By signing below, the Renter acknowledges that they have read, understand, and agree to the terms of this Studio Rental Agreement.
